revenue-kun is open-source software provided under the Apache License 2.0. Your use, copying, modification, and distribution of the software are governed by that license.
revenue-kun is provided on an as-is basis, without warranties or guarantees of availability, accuracy, fitness for a particular purpose, or suitability for any transaction or professional use.
revenue-kun outputs income-estimation values (収益試算値) in an Excel workbook. It does not provide a real-estate appraisal, appraisal value, investment recommendation, legal opinion, or tax opinion. It does not decide cap rates, vacancy assumptions, operating expense assumptions, legal treatment, tax treatment, or investment suitability. Users are responsible for entering judgment-based assumptions and reviewing all extraction results, formulas, assumptions, and outputs.
OCR, scanned PDFs, smartphone-captured images, and hosted SaaS uploads are outside the supported scope. revenue-kun supports CSV files and text-based PDFs only.
For formal appraisal, pricing decisions, investment decisions, legal advice, or tax advice, consult a qualified professional. Use of revenue-kun and any resulting decisions or work products remain the user's responsibility.
